Woodlake Apartments — Frequently Asked Questions

1) What are the move-in costs?
Each applicant over the age of 18 must pay a non-refundable application fee of $65.00. There is also a one-time administrative fee of $150.00. The security deposit ranges from $300.00 up to the equivalent of one month’s rent, depending on screening results.
2) Are utilities included in the rent?
Utilities are not included in the base rent. Water, sewer, trash, and pest control are billed monthly and will be paid at the same time as your rental payment. Electricity is billed separately through JEA and paid directly to them.
3) What lease terms are available?
We offer flexible lease terms ranging from 7 to 14 months.
4) What are the late fees and grace period for rent payments?
Rent is due on the 1st of each month, with a grace period until the 4th. A late fee of 10% of the rent will be applied to your account on the morning of the 5th.
5) Is renters’ insurance required?
Yes, renters’ insurance is required for all residents.
6) What is the early lease termination policy?
At lease signing, residents may select one of two options: pay a two-month termination fee; or continue paying rent until the apartment is re-rented or until the lease ends, whichever comes first.
7) How can rent be paid?
Rent payments can be made through our online resident portal using ACH transfer, debit, or credit card. Payments can also be made via Walk-In Payment Systems at participating retailers or Flex Pay. Rent is not accepted at the leasing office.
8) What is the pet policy?
We welcome pets with breed restrictions. A one-time non-refundable pet fee of $350.00 per pet is required, along with a monthly pet rent of $25.00 per pet.
9) What amenities are available?

10) Is reserved parking available?
No, we do not offer reserved parking in our community.
11) Do you offer garages or carports?
No, we do not offer garages or carports in our community.
12) Are the apartments furnished?
No, our apartment homes are not furnished.
13) What is the guest policy?
Guests may stay for up to 14 consecutive days without being added to the lease.
14) How are maintenance requests handled?
Maintenance requests can be submitted through the resident portal. Emergency maintenance is available 24 hours a day via our office phone number.
15) Is 24/7 emergency maintenance available?
Yes, emergency maintenance services are available around the clock.
16) How is pest control managed?
Pest control services are provided quarterly and available on an on-call basis when the provider is on site.
17) What is the neighborhood like?
Our community is conveniently located near a wide variety of amenities. Nearby options include:
Restaurants: One Night Taco Stand, The Blue Bamboo, Chick-fil-A, Zaxby’s, Moe’s, Wok N Roll, Chili’s, Players Grill, Outback Steakhouse, Enza’s Italian, Cooper’s Hawk, and more.
Retail: Home Depot, Lowe’s, Thompson’s Ace Hardware, Marshalls, Hobby Lobby, Burlington Coat Factory.
Grocery Stores: Publix, Trader Joe’s, Whole Foods, Walmart Supercenter, Target, TJ Maxx, and more.

18) How are packages received?
We do not offer on-site package lockers and do not accept packages at the leasing office. Local stores and gas stations nearby provide secure package lockers for your convenience.
19) What is the lease renewal policy?
Approximately 60–90 days prior to the end of your lease you will receive a notification that renewal options have been sent to your online resident portal. If you do not plan to renew, a 60-day written notice is required.
20) Is subletting permitted?
No, subletting is not permitted.
21) Are washer and dryer connections available?
Most apartment homes include washer and dryer connections. We also have a newly updated on-site laundry facility.
22) What appliances are included?
All apartment homes are equipped with a refrigerator, oven/range, dishwasher, garbage disposal, and washer/dryer hookups in most units.
23) Is additional storage space available?
No, we do not have storage on site. Several storage rental facilities are nearby.
24) What internet and cable providers are available?
Our community is wired for Xfinity and AT&T internet and cable services.
25) Are there income requirements to lease an apartment?
Residents must have a minimum gross monthly income equal to three times the rent amount.
26) What schools is the community zoned for?
We are zoned for:
